Exterior EPS Retrofit Wall System

Verify that installation area is free of:

active water leaks, fuel leaks (i.e., gas, oil, propane), and pest intrusions

energized knob and tube wiring

improperly terminated devices (ventilation fans, dryers, plumbing stacks, condensate lines, combustion appliance flues/chimneys, etc.)

unshielded high-temperature devices (non-IC rated recessed lights, chimneys, flues, vents, etc.) unless they are zero clearance devices

insulation escape openings

Verify that installation area is intact, able to support insulation weight, and air sealed

Verify existing building eaves/overhangs will adequately exceed new wall thickness to prevent moisture intrusion

Verify all installed panels are above grade as per manufacture's specification

Determine if mechanical or utility penetration needs to extended in the installation area

Verify that installation area is structurally able to support the weight of added insulation panels 

Select panels in compliance with the AHJ,

Select panel design that meets the fire-safety requirements of the AHJ

Consider if challenging wall details might be resolved with the use of different retrofit panel thicknesses

Determine if windows and doors should be relocated to newly created plane of retrofit wall system with built-out framing or left in place at current wall plane

Remove all exterior cladding from the installation area

Seal all holes, gaps, and penetrations in existing sheathing airtight

Remove any existing insulation or protrusions that prevent full insulation contact with existing air barrier

Replace any rotten or structurally weak substrate

Install panels to prescribed R-value in compliance with the manufacturer's instructions including:

using fasteners of the proper length and material,

installing fasteners with correct fastener spacing, and

Install panels above grade as per manufacture's specification

Seal all insulation seams, joints and connections in each layer with compatible sealant (caulk, tape, mastic, etc.)

Make windows, doors, and other penetrations weather-tight

Verify intentional drainage is functioning correctly (do not seal drainage weep holes)

Verify safe operation of windows and doors

Install finish siding according to manufacturer’s specification

For structures covered by the International Building Code (IBC), all exterior walls to be insulated will be assessed for provision of a thermal boundary (fire stopping when foam insulating materials are used (IBC 2603.4) 

Post a dated statement signed by the installer that minimally includes: Installed insulation type, coverage area, installed thickness, and installed R-value
